Items MS 2126/3/5d/1/3 - /12 are the Estate Office's printed copies of "Articles of Agreement between Lord Calthorpe (By his Agent) and [insert name of lessee] for Building Land at Edgbaston". Format is standard (with minor MS alterations) and contains a series of clauses outlining the intended purposes of the lease covenants. These include: level and frequency of rent, specifications and maintenance of proposed 'dwelling house', insurance, landlords power of entry, notice to quit, construction of footpaths [pavements], buildings and activities not permitted, and provisions for failure to pay rent. |
