I agreed with Mr. Pratt on Sunday for the Saredon estate at £150 rent, with permission to let part to his brother, the underdraining to be done at your expence on his paying an increase of r[ent] after the rate of 7 £ per cent., and a lease of twenty-one years, determinable at seven or fourteen on either parties giving notice. In consequence of your directions for a lease, I got £7 per cent. instead of £5.
