DescriptionThe earliest deeds 1857-58, relate to the acquisition, in separate lots, of a substantial estate by Richard Peyton adjoining to the turnpike road leading from Birmingham to Alcester [Alcester Road]. These five deeds all include plans surveyed by James G. and Lister Lea. The conveyance of 31 December 1858 relates to one plot of land formerly known by the name Puddings. The deeds also include references to premises erected on the land: the deed of 17 July 1858 conveys four pieces of land, on one of which is erected a substantial dwelling house and on another, sixteen messuages.
In 1873, Richard Peyton mortgaged his entire estate comprising over five acres. Peyton died in 1887 and in 1894 the trustees of his will conveyed the estate to two estate agents, Joseph Bolus and George Underhill. This conveyance again includes a plan which identifies the three major messuages by name: Moseley Lodge, The Warren, Bank House. In 1895, George Underhill acquired the sole ownership of the property. The bundle also includes a building lease of 1896 relating to the development of a part of the property at the corner of Alcester Road and Farquhar Road for six messuages [to become 190-200 Alcester Road].

By 1900, the property had all been substantially developed; the mortgage of 1900 includes a schedule which describes all the land and premises erected thereon, together with names of individual messuages. The later valuations of the ground rents also include further schedules of the property
